One of the most accessible and legitimate options for obtaining a residence permit in the EU.

The Golden Visa program is a unique residence-by-investment program available to non-EU nationals, offering the opportunity to obtain a residence permit through investments in the Greek economy.

Participation in the program grants the right to legally reside in Greece and to travel freely within the Schengen Area, which includes all EU member states, as well as Iceland, Norway, and Switzerland.

The Greek Golden Visa is considered one of the most competitive programs on the Europe. The application process is also regarded as one of the fastest, with residence permits typically issued within 4 to 6 months.

Benefits of the Greek Golden Visa Program:

  • A residence permit valid for 5 years, with the possibility of renewal as long as the investment is maintained;

  • No requirement for permanent residence in Greece;

  • The right to obtain residence permits for family members, including the spouse, dependent children under 21, and the parents of both the applicant and the spouse;

  • Freedom of movement within the Schengen Zone without a visa including EU member states, Iceland, Norway and Switzerland;

  • Access to the Greek healthcare and education systems for residents and their family members;

  • A minimum investment requirement of €250.000;

  • The right to apply for Greek citizenship;

  • Applicants are exempt from taxation on their income, provided they do not acquire tax residency status in Greece.

Investment options under the Golden Visa Program in Greece:

The required investment amount depends on the type and location of the propetry. The law provides for the following investments thresholds:

  • €250 .000 — for the purchase of propetry subject to renovation. This may include commercial real estate converted for residential use, as well as buildings of architectural or cultural value requiring restoration;

  • €400.000 — for the purchase of property located outside high-demand areas, including most regions of the mainland;

  • €800.000 — for the purchase of property located in high-demand zones, such as Athens, Thessaloniki, Mykonos, Santorini and other major tourist or economic centers.

This approach provides investors with the flexibility to choose the most appropriate form of participation in the program, based on their individual goals, financial capacity and long-term investment strategies.
