THE "MY HOME II" PROGRAM

As of January 15, 2025, the "MY HOME II" program has been launched, under which interested parties have the opportunity to apply to a Greek financial institution for a subsidized mortgage of up to €190,000 for the purpose of purchasing primary homeownership.


The main conditions of the program:


  • Zero interest rate on 50% of the mortgage amount and reduced interest rate on the remaining 50%;

  • The maximum mortgage amount is €190,000;

  • Financing of up to 90% of the property value;

  • The mortgage repayment term is from 3 to 30 years.


The beneficiaries of the program are citizens aged 25 to 50, provided that they do not own any other real estate suitable for residence. Additionally, there are certain income limits for the beneficiaries:


  1. The minimum income is €10,000;


  1. The maximum income:


  • For unmarried individuals — €20,000;

  • For married couples or partners (cohabitation agreement) — €28,000 (+€4,000 for each child);

  • For single-parent families — €31,000 (+€5,000 for each child beyond the first);


The "MY HOME II" Program

The main requirements for the property eligible under the program are:


  • The property must be legally constructed;

  • The property must have been completed and ready for occupancy by December 31, 2007;

  • The property must have an electronic property certificate;

  • The maximum market value is up to €250,000;

  • The property area must be up to 150 square meters;


IMPORTANT! Properties purchased under this program cannot be rented out for the first 7 years after the purchase.
