Many believe that the times of obtaining a 'Golden Visa' in Greece through real estate investments starting from 250,000 euros are in the past, as the minimum investment amount for a 'Golden Visa' significantly increased starting from September 2024, particularly for popular regions of the country. However, this opportunity still exists — under certain conditions!


Thus, according to Law No. 5038/2023, it is possible to obtain a residence permit in Greece under the 'Golden Visa' program through real estate investments (in any region of the country) starting from 250,000 euros, provided that:


  1. The purpose of the real estate at the time of its acquisition is NOT classified as residential.


Such real estate objects may include, for example, industrial buildings, parts of industrial buildings, or land plots on which industrial buildings are located, but only if no industrial enterprise has been operating on these properties for the last 5 years.


The new owner or seller must carry out all procedures to change the classification of the property to residential. It is important that the change of purpose is completed BEFORE the submission of the residence permit application.

  1. Buildings/structures classified as architectural monuments, subject to restoration or reconstruction, as well as parts of these buildings, or land plots on which they are located.


The condition for the first extension of the residence permit is the complete restoration or reconstruction of the property.
