HOW TO BECOME A REAL ESTATE AGENT IN GREECE

Due to the high demand for real estate in Greece that has been observed recently, more and more people are eager to get involved in real estate activities.


In this publication, we will discuss the main conditions for providing real estate services and the duties of a real estate agent according to Law No. 4072/2012, as well as the articles of the Civil Code of Greece.


Thus, a real estate agent can be either a natural person or a legal entity that provides intermediary services in real estate transactions (such as sale, exchange, lease agreements, as well as leasing or construction).


To engage in real estate activities, the interested party must meet certain requirements:


  • The person must be a citizen of Greece or a citizen of a European Union member state, or a member of the European Economic Area. A citizen of a third country must have a residence permit that allows them to engage in independent economic activity (ανεξάρτητη οικονομική δραστηριότητα);

  • The person must not have been convicted of crimes such as theft, embezzlement, fraud, forgery, perjury, debtor fraud, etc;

  • The person must not be under full, partial, or auxiliary legal guardianship;

  • The person must have a high school diploma or an equivalent diploma from another country.


HOW TO BECOME A REAL ESTATE AGENT IN GREECE

Duties of a real estate agent:

  • To inform the client about the features and defects of the property, to the extent of their knowledge, before the transaction is concluded;

  • To inform the client, before the transaction is concluded, about the existence of a parallel order or any personal interest in the transaction, in addition to the agreed fee;

  • To not disclose the personal and financial information of clients to third parties, except for what is necessary to prepare the contract.
